What are floorplan services?

Measurement services are just what they sound like: Based on your requirements, an appraiser will measure your home's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement or floorplan service, a certified appraiser takes measurements of the home or property with a measuring tool — either a tape measure or laser measuring device. As they move around the home, they observe the layout of the rooms and other features, like stairs, patios, and fireplaces. They may sketch the property. Then, the appraiser creates a report and a more detailed floorplan showing the total square footage and the general layout of the house. The completed report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a home measurement or floorplan service required?

Real estate taxes

Tax records frequently reflect incorrect square footage because the values can come from several sources, and occasionally go unverified — which means you may be paying for more space than you own! Unless an appraiser has recently executed a valuation on your property (after any remodeling that may have affected square footage), you'll need one to perform a measurement service before disputing what you're taxed. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Putting your home up for sale

A measuring service can secure fair market value for your house. Square footage is one of the most important factors potential buyers examine when purchasing a home — but since square footage values are frequently estimated rather than accurately measured, your home listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the price of your home as well as the number of interested buyers. The only reliable method of using a precise GLA when listing your home or property is to refer to a previous appraisal or home measurement service completed by an appraiser (after any updating that might have affected square footage).

For real estate agents

To make sure that your client's property closes at a price that appropriately reflects market value, we recommend seeking a measurement of the property. Your clients, and especially potential buyers, will appreciate your attentiveness, and you can be assured that the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tool for getting potential buyers interested because they can see the layout and characteristics of the house before and after a walkthrough.
